3. Purposes and Legal Bases
- Responding to requests and organizing contacts, appointments, or viewings: execution of pre-contractual measures requested by the data subject.
- Providing an indicative real estate estimate via Borsino Immobiliare: express consent in the form and pre-contractual activity requested by the data subject.
- Managing the contact in the HubSpot CRM and sending communications directly related to the request: express consent and pre-contractual activity. Promotional newsletters are not sent without specific separate consent.
- Protecting the site, preventing abuse, and ensuring technical operation: legitimate interest of the controller in the security and continuity of the service.
- Fulfilling administrative, tax, and legal obligations: legal obligation, where applicable.
4. Automated Valuation
Property data may be transmitted to Borsino Immobiliare to obtain an automated estimate based on area, type, and surface area. The result is purely indicative and does not constitute an appraisal, a contractual proposal, or a decision with legal effects. A definitive professional valuation requires analysis by a consultant.
5. Virtual Text and Voice Assistant
The site assistant provides predefined informative answers directly in the browser. Conversations are not stored by the site nor used for profiling. The microphone is not continuously listening: it is activated only when the user presses the relative command. Any voice recognition may be managed by the user’s browser or operating system according to the respective provider’s terms; it is recommended not to communicate sensitive data via the voice function.
6. Recipients and Providers
Data may be processed, within necessary limits, by authorized personnel and collaborators and by technical providers used for the service: Hostinger for hosting, Borsino Immobiliare for the estimate, HubSpot for contact management, email providers, and appointed consultants. Providers operate as processors or independent controllers depending on the service performed. When a provider processes data outside the European Economic Area, the transfer takes place based on the safeguards provided by the GDPR, where applicable.
7. Retention
Valuation requests and related contacts are normally kept for 24 months from the last interaction, unless a deletion request is made or further retention is necessary for legal obligations or the protection of a right. Data related to contractual relationships may be kept for the terms provided by civil and tax regulations. Technical logs are kept for the period strictly necessary for the security of the service.
8. Provision of Data
Providing mandatory fields is necessary to receive a response or obtain the requested estimate. Failure to provide data prevents the form from being sent. Consent may be revoked at any time, without affecting the lawfulness of processing already carried out.
9. Rights of the Data Subject
The data subject may request access, rectification, erasure, restriction, portability, and objection, as well as revoke consent, by writing to romigliorati@remax.it. They may also lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali).
10. Cookies and External Content
The site uses technical cookies necessary for operation, security, and session management. Any external content or services added in the future will be indicated and, when required, activated only after user consent.
